Pontedera Condominium – Downtown / Central


The Pontedera Condominium, situated just south of Downtown Seattle at 827 Hiawatha Place just reduced prices significantly on a number of units. The price drops range from $10,000 up to nearly $60,000 per unit! Good thing, too, since there’s only been 18 closed sales out of 102 unts, with only 2 sales in the past year, per NWMLS & county records.

It’s a shame really since Pontedera was nicely designed and accented, plus it’s conveniently located to downtown, Capitol Hill and the International District. Home prices start from $174,900 and there are several incentives and programs geared to first-time and lower income home buyers, including down payment assistance, property tax exemptions for qualified buyers and no HOA dues for a year. Its worth checking out.

1111 E Pike Street – Capitol Hill


The Tom Kundig designed 1111 E Pike Street Condominium is down to the final three homes for sale. The uniquely designed boutique condo building is located in the heart of Capitol Hill’s trendy and vibrant Pike Pine Triangle. Homes start from $314,950. Hjarta Condominium – Ballard


Ballard’s green constructed concrete and steel Hjarta Condominium reports they are now over 75% sold. Per NWMLS records, Hjarta closed 25 units, just over 30% of its homes in 2011.

Hjarta is located at 1530 NW Market and is one of only two new constructed condominiums in Ballard. Hjarta’s new home prices start from $264,950.

Marselle Condominium – Lower Queen Anne / South Lake Union


The Marselle Condomium report they have sold 100 homes, or 75%, since opening, with 21 home sales in 2011. Marselle features a variety of floor plans ranging from open one-bedrooms to 2-story three-bedroom penthouses with soaring ceilings.

Marselle is located at 699 John Street in the shadow of the Space Needle…a great place to call home for those who work in downtown or South Lake Union. Home prices begin from $199,990.

Danielle Condominium – Ballard


Ballard’s other new construction condominium, the Danielle, is down to its final three homes for sale — 2 one-bedroom units and a two-bedroom. Located at 5803 24th Ave NW, it’s close to Ballard’s many shops, restaurants and attractions. The remaining homes range from $219,950 to $479,950.

Trace North – Capitol Hill

Trace North is now sold out! The last developer unit, #502, went under contract this week and is now pending.

Fortunately, for those interested in Trace North there are a few resales available.

Enso Condominium – South Lake Union

Enso Condominium

Enso Condominium is about to close out sales with just two new homes remaining – units 702 and 1602. Both are NE facing (towards Lake Union) one-bedroom 769 square foot homes available at $410,000 and $460,000.

These are also Vulcan’s final two condo units from the last construction cycle, which will complete their foray into condominiums. Presently, Vulcan is reviving its Martin project in Belltown, but as apartments.

1521 Second – Downtown

The 1521 Second tower has closed 117 units and is now over 84% sold. 1521 is a luxury condominium offering exquisite finished homes commanding spectacular city, Puget Sound and Olympic range views. Homes start from just under $1 million.

Olive 8 – Downtown

Olive 8 is now over 2/3 sold with more than 145 homes closed.

Four Seasons – Downtown

The uber-luxurious Four Seasons Private Residences is clinging on to its remaining 11 new homes…there hasn’t been a sale there all year (per NWMLS records). Most of the available homes under $3 million are on the 1st Avenue side facing the Russell Investments tower while the choice view homes start from just over $6 million.

Escala – Downtown

Downtown’s other remaining condominium tower, Escala, has closed 130 homes. That’s another 30 in the past two months, which brings the project to approximately 48% sold. New homes start from the low-$400,000s.

The Decatur – First Hill

Since the switch in marketing firms, and in some cases, price increases, the Decatur has only closed 1 additional home. That leaves about 21 units remaining.

Marselle – South Lake Union / Queen Anne

Marselle reports they are over 70% sold and still have a variety of home options available from one-bedroom to two-story penthouses. Homes start from $219,990.

Bellevue Towers – Bellevue


Downtown Bellevue’s upscale Bellevue Towers continue to sell well with over 230 homes now closed and another 20 or so homes under contract, including two $2 million penthouses. That brings the massive twin-tower, LEED Gold Certified development up to 43% sold.

Wells Fargo is now offering financing at Bellevue Towers, which expects to receive Fannie Mae approval later this year.

One Main Street – Bellevue

Bellevue’s only other new condominium development, One Main Street, is also doing well with 70% of its homes sold. Prices start from $299,900 and is FHA approved.

It Came From Outer Balcony

The Seattle Times reported that glass panels have fallen from the balconies of Seattle’s most exclusive condominium, the Four Seasons Private Residences. Three times in the past year.

It happened again Sunday, the third time in a year that glass has rained down from condominium balconies at the Four Seasons Hotel and Private Residences just south of Pike Place Market.

Now the owners are taking out all 300 tempered-glass panels in the building, panels similar to those that fractured and fell this summer at high-rise condos in Austin and Toronto.

The South End Shall Rise Again…eventually

Sales at the Burien Town Square condominium project was supposed have gotten off the ground on August 1st.  It didn’t. Then by late August.  It didn’t.

The latest update from various sources indicate a possible a mid-to-late September re-launch, but even that’s not certain. It’s a great project and there aren’t many options for the south end buyers…hopefully they’ll get things rolling soon.

The Endgame Cometh

A number of condominium projects have the finish line in sight and are racing to close out sales by the end of the year, some with substantial price reductions.

At Mercer Island’s 7800 Plaza Condominium four homes remain, which were recently reduced $50,000 to $75,000. The concrete and steel constructed building features two-bedroom luxury homes that are now available from $449,500 to $674,500. View units for sale.

The resort inspired Point Edwards Condominium in Edmonds is down to its last three homes, and they too, have taken huge price drops…up to $100,000. The three unsold new units range from $349,950 to $994,950. On the other hand, there are seven competing resales currently available at Point Edwards. View units for sale.

A conversion project in Bellevue, the Riverstone, is down to its last home. Unit #100 is an 803 square foot one-bedroom available for $157,500. It features slab granite counters in the kitchen, stainless steel appliances and an enclosed patio. The complex is FHA approved. View listing details.

Back in Seattle, three home units went under contract in August at the Enso Condominium in South Lake Union. With those pending, there are now seven units remaining including a two-level penthouse home, though only four units are listed in the MLS. View Enso condos for sale.

Ballard Days of Summer

The two condo buildings with available developer inventory in Ballard are the Danielle and Hjarta. Between the two, they’ve sold (closed) nine homes since June 1st…three at Danielle and six at Hjarta. That’s pretty good. Though, there hasn’t been a sale at either project in the past 3 weeks, neither have any pending sales.

Condo project updates, sales pick up

Judging by the reports from a number of condo developments in the area, as well as our own experience, condo sales activity is picking up.

As noted in our earlier post about Bellevue Towers, so far this year they’ve got 18 sales under contract and another 11 offers under review.

The historic Queens Court conversion is starting to see movement with 4 homes selling last month, leaving only 6 units available between $149,950 and $174,950.

The Hjarta Condo development in Ballard took in another 10 sales in the past two months. Homes at Hjarta start from $259,950.

Downtown Seattle’s luxury condo tower, Fifteen Twenty-One, is hosting a Designer Home Series open house this weekend from noon to 4 pm on Saturday 2/12 and Sunday 2/13. The development is now 75% sold.

Back on the Eastside, the One Main Street condo in downtown Bellevue sold another two homes this past weekend. Condo homes at One Main Street range from $319,000 to over $1.6 million and many homes are priced below $400,000.

First Hill’s Decatur Condominium reduced prices on a number of units last week.

The Danielle Condo in Ballard is reporting consistent sales so far this year.

The Fairview Condos in Mukilteo has 12 units available. If you remember, 20 of the 22 units sold at auction in November with 15 of those eventually closing. The remaining 7 unsold units plus a few others that were held back are now on the market, priced from $239,500 to $1,115,500.

For this week’s condo digest I’m doing something a little different – highlighting the Facebook pages of current condo developments that are for sale. All of these pages were created and are maintained by the marketing/sales teams so they can get out of date when a development changes marketing firms. Though, for the most part they’re up to date with project and pricing updates, photos and neighborhood happenings.

In my opinion, the best are (1) the Verdeaux page with its great resident interaction, (2) the homeowner testimonials on Marselle page and (3) Trace Lofts/North’s fantastic Capitol Hill community updates.

Bellevue Towers (current) – Condos in downtown Bellevue.

Celine Place (current) – Townhomes in North Seattle.

Danielle (current) – Condos in Ballard.

Decatur (never got going) – Condos on First Hill.

Harvard & Highland (starting to fade) – Condos on Capitol Hill.

Marselle (current) – Condos near the Seattle Center.

Olive 8 (withering away) – Condos in downton Seattle. However, Hyatt at Olive 8 page is going strong.

One Main Street (current) – Condos in downtown Bellevue.

Point Edwards (current) – Condos in Edmonds.

Pontedera (current) – Condos in Seattle.

Sylvan Ridge (current) – Townhomes in West Seattle.

Trace Lofts & Trace North (current) – Condos and lofts on Capitol Hill.

Danielle Condo grand opening

The Danielle Condominium in Ballard is celebrating its public grand opening this weekend, Saturday 10/23 and Sunday 10/24 from noon to 5 pm. The Danielle is located at 5803 24th Ave NW, kitty corner from the Ballard QFC.

The newly completed condominium features 31 homes with open open-bedroom, one-bedroom and two-bedroom floor plans. Design finishes include hardwood floors throughout, slab stone countertops, stainless steel appliances with gas ranges and outdoor spaces. Some homes come with gas fireplaces, heated bath floors and are AC-ready.

Prices begin at $229,950 for an open one-bedroom and tops out at $649,950 for a large two-bedroom penthouse.

Although Danielle is hosting its grand opening this weekend, homes have been selling since Summer. As a result, the project is now 35% sold. The Danielle is also FHA approved.

Four Seasons, First Church, Danielle

The Four Seasons Private Residences recent closed on the highest valued condo sale in the Seattle market this year. A two-level 5,256 square foot penthouse shell sold for $7,198,000. Another home at the Four Seasons sold for $6,300,000 earlier this year. Presently, only 11 luxury condo homes remain available at downtown Seattle’s most esteemed residential address.

At the other end of the spectrum, the more affordably priced condos at the Danielle in Ballard are also selling well. Though only on the market since Summer, Danielle is already 30% sold. That’s a great pace for a new condo development considering the state of the Seattle condo market. The project is also FHA approved which may account for their brisk sales.

The Sanctuary (First Church) townhome development on Capitol Hill hasn’t been as lucky. The Capitol Hill Seattle blog reported (via Urbnlivn) the landmark building’s redevelopment is in a bit of a financial conundrum. According to CHS, the bank holding the construction loan is seeking a judgement against the developers for the $9.2 million outstanding.

The Danielle Condominium in Ballard reports they are scheduled for completion mid-summer and have pre-sold 15%. The development features 31 one-bedroom, one-bedroom + den and two-bedroom homes starting from $229,950. The Danielle expects to have FHA approval shortly which should spur sales.

Copper Lantern Homes

Kenmore’s Copper Lantern Homes report they’ve just reduced prices. For example, a one-bedroom condo unit reduced from $161,920 to $136,000 while a two-bedroom townhome went from $199,500 to $180,000. Also available are one remaining three-bedroom townhome listed at $224,500 and one four-bedroom for $240,000.

Copper Lantern was developed by the Low Income Housing Institute (LIHI) to provide first-time home buyers who meet income qualifications the opportunity for affordable homeownership. Copper Lantern is located at 7026 NE 182nd Street, Kenmore, WA.

Condo project updates

The Enclave :: Eastlake / Lake Union

The Enclave is hosting an open house this weekend to coincide with Opening Day of boating season on May 1st. The Enclave is part of the Wards Cove master plan community that’s comprised of townhome-styled condos starting from $1.3 million with occupancy expected in 2011.

Ruby Condominium :: Eastlake

Ruby is down to its final three units that are priced between $284,500 and $304,500. Compared to many other newer projects, sales at Ruby have done well in this down market.

Decatur :: First Hill

Decatur Condo, on the other hand, has had a bit of a struggle since coming on the market over 3 years ago. However, the project is now more than 2/3rds sold and occupied. This FHA approved building is part of Condo Bulk Buy’s inventory with units available up to 35% off original pricing — starting from $184,950.

1111 E. Pike :: Capitol Hill

The Tom Kundig designed 1111 E. Pike development reports they’re 70% sold with only 10 homes remaining for sale. Located in the heart of the Pike/Pine Triangle, prices at 1111 E. Pike start at $244,950.

The Danielle :: Ballard

Ballard’s newest condominium development, The Danielle, is nearing completion and reports they’ve already sold 4 homes. The Danielle is located kitty corner from the new QFC on 24th Ave and the Ballard Commons Park.

Hjarta :: Ballard

Hjarta is reporting that they’re now 51% sold and is FHA approved. As part of Condo Bulk Buy, Hjarta’s pricing is up to 35% below their original level.

Florera :: Greenlake

Like its sister project, Hjarta, Florera was off the market for a while before becoming part of Condo Bulk Buy. Sales have been slower with only 30% of the building sold, but it is FHA approved with prices starting from $244,950. Florera is located just 1.5 blocks from Green Lake Park.

1521 Second :: Downtown

Now 70% sold, 1521 Second, received 4 additional sales in April. Homes at these premium residences start from $1.1 million.

5th & Madison :: Downtown

It appears that 2 of the units that went under the gavel at the 5th & Madison auction are back on they market again by Kennedy Wilson:

  • Unit #1102, the last unit auctioned, had a winning bid price of $350,000. It’s now available at $365,000.
  • Unit #1805, a fully furnished unit, had a winning bid price of $331,000. It’s now for sale at $370,000.

Additionally, the penthouse, which had been withdrawn from the auction is on the market at $1,595,000. It was previously offered at $1,995,000.

Williams Marketing takes over Veer Lofts & Enso

The condo marketers version of musical chairs continues to go around as Williams Marketing takes over sales of Enso, and as of today, Veer Lofts.   It had been rumored that Vulcan was considering handling sales in-house after the contract with John L. Scott expires this month.   The Williams Marketing website also indicates they’ve taken over sales at The Pittsburgh.

Williams Marketing recently relinquished marketing and sales operations at Brix, Olive 8 and The Danielle.
