Koda Condominium – International District

The Koda Condominium, located at 450 S. Main Street, is the newest condo development in Seattle’s International District, and the first new condo building in the south downtown area since the completion of Gridiron in nearby Pioneer Square in 2018.

The recently completed 18-story modern glass clad tower features 201 residential homes with a variety of floor plans for most buyers.

  • Studio Units: are sized between 353 to 489 square feet and are priced starting from $325,900
  • Urban One-bedroom and One-bedroom Units: range in size from 523 to 605 square feet with prices starting from $415,950
  • Urban Two-bedroom and Two-bedroom Units: range in size from 766 to 1,150 square feet and are priced from $669,950

The difference between an urban one-bedroom and a one-bedroom is that the urban unit has an enclosed sleeping area without a window. Similarly, the difference between the urban two-bedroom and a regular two-bedroom is that only one of the bedrooms will have windows.

Residents living at Koda will enjoy a number of luxuries and in-home finishes and details, including:

  • Central air conditioning with programmable thermostats
  • Oversized floor-to-ceiling windows (blinds and shades are optional)
  • 9′ ceiling height
  • Thermofoil cabinets
  • Pental quartz countertops
  • Bloomberg and Fulgor kitchen appliances
  • Bloomberg washer and dryer

There are 75 optionally available parking spaces that are reserved for the two-bedroom and urban two-bedroom units. Fifty-five of those are regular spaces offered at $75,000 with 20 EV parking spaces that are available at $85,000. For one-bedroom homes the developer has leasing options from a nearby garage.

Storage units are also available as an option. Internet services will be provided by CenturyLink.

Koda’s common area and amenities feature a modern Japanese design aesthetic with strong, clean lines. Residents will enjoy a plethora of in-building amenities including:

Homeowner association (HOA) dues are expected to be $0.83 per square foot of the unit’s size, which is on par with similar buildings with this level of amenities and staffing in the downtown area.

The Koda Condo is located on the cusp between the north end of the International District and downtown, which makes it conveniently located to work, many restaurants, shops, light rail and the Sounder train, and the sport stadiums.

Koda is developed by the US subsidiary of Taiwan-based Da Li Development Co Ltd. Koda will be their first condo development though they anticipate additional residential developments in the Seattle area. Marketing and sales is being handled by Rennie and Erik Mehr & Associations.
