Emerald Condo in Downtown Seattle is Over 50% Sold

The Emerald Condominium, located at 121 Stewart Street, is now over 50% sold. Completed in Fall 2020, the 39-story 262-unit condominium tower overlooking the Seattle waterfront has approximately 128 homes remaining.

Currently, the Emerald is the only newly constructed condo building in the downtown business and retail district that is move-in ready. Sales of the smaller units have been swift with only 4 studios homes remaining.

As you would contemplate with a luxury condominium tower, Emerald offers phenomenal amenities for residents, which are located on the 3rd and the 39th roof top floor.

Floor 3 Amenities include:

Other residential amenities and features include:

  • Two car share electric vehicles exclusively for residents use (currently a Tesla and Volt)
  • Electric vehicle charging stations
  • Keyless entry system
Misc and Buyer Options:

Parking is limited with 63 spaces and are available as an option for $60,000 for the two-bedroom / two-bath units and larger. Some spaces have been pre-wired for EV charging, which homeowners may install post-purchase. Parking is included with the penthouses.

Other features that are available as an option include California Closets, kitchen islands, window treatments and glass enclosed showers.

Homeowner Association dues (HOA) is $0.89 per square foot of the unit’s size, which is very reasonable for high-rise tower with amenities and on-site staff.

The building does have a rental cap of 40% with a minimum lease term of six months.

Emerald is a green-built building and is targeting LEED Silver Certification.

The Emerald Condominium is also subject to the newly enacted Waterfront LID Assessment tax, which is for the redevelopment of the Seattle Waterfront. As the building was recently completed, the assessed amount for individual units have not yet been determined.
