First Light Condominium, Seattle

First Light Condominium was one of the first projects to move forward with the current building cycle and has done quite well with presales. Even though they are yet to break ground, they have sold 300 of the 459 units available.

Located on the cusp of Belltown and downtown at 2000 3rd Avenue, First Light was introduced to Seattle back in 2018 by the Vancouver, Canada-based Westbank Corp.

The 48-story tower will be among the tallest residential / office high-rises in Seattle featuring a mix of studios, one-bedrooms, two-bedrooms and three-bedroom homes providing exquisite in-city, luxury living. Commerical office space will inhabit the 7-story podium at the base of the tower.

And, even though First Light is 65% sold to date, it is not expected to be completed until Spring 2023, making it a bit of a wait for early purchasers.

Residential Homes

Floor plans styles are divided within three distinct floor categories, starting from the 8th floor.

Floors 8 – 28 offer 13 homes per floor with a mix of studio, one-bedroom and two-bedroom floor plans. Studios start from the mid-$600,000, one-bedrooms from the low-$700,000 and two-bedrooms from the low-$900,000s.

  • Studios: 1 per floor, 393 square feet (457 with exterior space)
  • One-bedrooms: 7 per floor, ranging from 548 to 669 square feet (622 to 964 with exterior space)
  • Two-bedrooms: 5 per floor, ranging from 686 to 1,077 square feet (811 to 1,436 with exterior space)

Floors 29 – 42 offer 12 homes per floor featuring a full range of home styles including three-bedrooms. Studios being from the mid-$700,000s, one-bedrooms start at the low-$800,000s, two-bedrooms offered from $1.1 million and three-bedrooms from $2.5 million.

  • Studios: 1 per floor, 393 square feet (457 with exterior space)
  • One-bedrooms: 5 per floor, ranging from 548 to 669 square feet (622 to 964 with exterior space)
  • Two-bedrooms: 5 per floor, ranging from 686 to 1,077 square feet (811 to 1,436 with exterior space)
  • Three-bedroom: 1 per floor, 1,232 square feet (1,634 with exterior space)

Floors 43 – 44, the sub-penthouse levels, offer 7 homes per floor. Homes start well over $1 million.

  • Two-bedrooms: 3 per floor, ranging from 686 to 1,173 square feet (811 to 1,423 with exterior space)
  • Three-bedrooms: 4 per floor, ranging from 1,522 to 1,662 square feet (2,014 to 2,095 with exterior space)

Floor 45, the penthouse level, feature just 4 homes, all three-bedrooms, starting from the mid-$4 million price point.

  • Three-bedrooms: 4 homes ranging in size from 1,841 to 2,755 square feet with large exterior space that increase their size to 2,333 to 4,065 square feet.

Interior Finishes

Most homes at First Light will feature:

  • Homes will have a cool, natural palette throughout that’s supplemented with contrasting design details
  • Triple-pane floor-to-ceiling windows offering spectacular views
  • Kitchen – two color options with custom Italian millwork
  • Kitchen – high-end fixtures and Miele appliances
  • Bath – White Terrazzo and/or Honed White Quartzite counters
  • Bath – Kohler fixtures, under mount tub and wall mounted toilets
  • Penthouses feature expanded and higher qualities fixtures and appliances

Amenities

First Light will offer residents amenities that are second to none in Seattle. With the exception of the Bike Clubhouse located on the ground level, all amenities are situated on the top three floors of the tower.

Presale Purchase Information and Process

Homes are available for presale purchase with a deposit of 5% of the purchase price. An additional 5% deposit will be due to escrow 18 months after acceptance of the offer. This commits the buyer to the project until completion in 2023.

Buyers who are financing the purchase have the option to select amongst several presale lenders: HSBC, Wells Fargo, US Bank, Caliber Home Loans, East West Bank and Bank of America.

Due to lending guidelines for new construction purchases, buyers are limited to using the lenders identified above (and, with specific loan officers).

Purchase Options: Buyers have the option to purchase parking spaces and storage units at an additional cost. The parking garage will have the infrastructure to support EV charging capabilities should the buyer choose to install it in their parking space.
