Shoresmith Condo – South Lake Union

The Shoresmith Condominium is the newest entry in South Lake Union (SLU) residential living and is the first significant condominium to be completed in SLU since Veer Lofts back in 2009.

The 9-story building is located in the Cascade neighborhood of SLU and is comprised of 113 homes. Layouts include a mixture of studios, one-bedroom and open one-bedroom units.

  • Studios range in size from 377 to 513 sq ft with prices ranging from $368,000 to $469,000
  • Open one-bedrooms range in size from 512 to 725 sq ft with prices ranging from $432,000 to $708,000
  • One-bedrooms are sized between 513 to 772 sq ft with prices ranging from $559,000 to $774,000

The homes at Shoresmith feel quite spacious given its footprint with high ceilings, floor-to-ceiling windows (most homes) and a light neutral color palette. Other features include:

  • Stainless steel Bertazzoni kitchen appliances
  • Pental white quartz counter tops
  • Whirlpool washer and dryer
  • Energy efficient LED lighting and smart thermostat
  • Ample in-unit storage space
  • Broadloom carpet and laminate vinyl flooring
  • Central hot water
  • A/C ports for portable A/C units (units not included)
  • High-speed internet options: Wave G, CenturyLink and xFinity

The bathrooms are impressively large given the square footage of the units, though that does come at the cost of a smaller living room area. However, the targeted demographic buyer market for Shoresmith is likely to spend time at play or work.

Parking spaces are included with one-bedroom homes, but are an option for other homeowners. Regular parking spaces are available at $50,000 and EV spaces are $60,000. Storage units are optional as well, with prices expected to range between $7,500 to $10,000.

Building amenities at Shoresmith will include:

  • A front-desk concierge
  • Fitness Center
  • Two outdoor terraces including a roof top deck with unobstructed Lake Union views, fireplace feature, BBQ and dining area
  • Bike Locker
  • Resident Lounge and conference room
  • Dog run and washing station

Another useful feature is the video-based Butterfly entry system where residents can view guests and delivery people on their phones to buzz them into the building. There is also a cold storage facility for grocery deliveries.

Homeowner (HOA) dues are expected to be $0.75 per square foot, which is on par with similar buildings, especially with on-site staff.

Located just a few blocks from SLU’s tech and business corridor, Shoresmith is conveniently situated to work, play, restaurants, sports, recreation, shopping and transportation options.

For investors, Shoresmith does not have a rental cap, however, there is a minimum rental period of 30 days.

For buyers, there are three lender options available: Caliber Home Loans, Chase Bank and Homebridge Financial.

The Shoresmith is being developed by Plus Capital Partners LLC, which appears to be their first condominium project in the Seattle area. Marketing and site sales are being managed by Polaris Pacific.
