Townsend is a community of 13 new construction luxury townhomes on Queen Anne’s desirable South Slope. The four-level homes range in size from 1,720 to 2,580 and offer spectacular downtown, water and Space Needle views.

Azul Condos - Fremont
I recently spoke with Azul’s developer who mentioned that Azul should be receiving the Housing of Urban Development’s (HUD) FHA approval designation soon, if not already. Azul joins just a relatively small number of condominiums in Seattle that are eligible for FHA financing. Very few developers apply for FHA approval so this a great move on Azul’s part and should attract a larger buyer pool.

Leona Condominium - Queen Anne
Stopped by Leona last week for a hard hat tour of its progress. Work is coming along quite nicely and the developer anticipates completion by the end of Summer. Homes located on the original building’s top level and above will have the best views.
Leona offers a mix of floor plans including one- and two-bedroom flats, 3-story townhomes and 2-story penthouses. Prices range between $429,000 and $1,975,000. Additionally, homes may be eligible for a 10-year tax abatement significantly reducing property taxes. www.leonaliving.com

Queen Anne
The Newbury Etruscan (website) is a small conversion project on the North side of Queen Anne at 49 W. Etruria. Originally built in 1968, the project features only 8 condominium homes comprised of 6 one-bedrooms about 680 sq ft in size and 2 two-bedrooms that are 860 sq ft. All 8 units are available though they’ve only released pricing for two units - a one-bedroom listed at $319,950 and a two-bedroom listed at $369,950.
The Newbury Etruscan is located near Seattle Pacific University and is only a short stroll to Fremont.
North Seattle
The 845 Condominium (website) is located in the Pinehurst area of North Seattle on 125th & Roosevelt. Of the 15 homes, only 8 one-bedroom and two-bedroom homes remain. The one-bedrooms range in size from 665 to 707 sq ft and start at $214,950. The two-bedrooms are 829 sq ft and begin at $254,950.
Bellevue
The Belcera (website) in Bellevue has been on the market for a few months and have sold more than half of the 11-units available. The two-bedroom homes are approximately 900 sq ft in size and feature slab granite countertops, travertine tiled bathrooms (floor & surround) & hardwood floors. Homes start at $315,000.
Currently, the developer is offering buyers paid HOA dues for 12 months and no mortgage payments for 3 months.
Redmond
Redmond View (website) is another small project that offers 9 two-bedroom homes that range in size from 990 to 1,022 sq ft. Home features include bamboo flooring, slab granite countertops, cherry cabinets and travertine tiled bathroom floors. These homes are priced from $369,950.
Currently, the developer is offering buyers paid HOA dues for 12 months and no mortgage payments for 3 months.

If you’ve been in the market but felt the prices where just a little too out of reach you just might want to have another look.
Two projects want to get the word out about some spectacular deals. The Luxe on Queen Anne and CityView in Leschi have reduced prices from $30,000 up to $75,000, which is fairly significant for conversions. Both of these projects have been beautifully renovated and the current pricing is more in-line with the market.
Additionally, in the past 30 days a few other conversion projects have lowered prices on select units as well - Serana, Azul, Queen Anne High School.

Live Fremont (website) is the most recent conversion in Fremont. Originally constructed in 1962, the 2-story walk-up includes 19 one- and two-bedroom homes and is located at 3636 Evanston Ave N.
The one-bedrooms are fairly small ranging from 512 to 529 square feet and start at $274,990. The two-bedrooms offer considerably more space at 913 square feet and start at $424,990.
Like most other conversions, the homes feature stainless steel appliances, slab granite countertops, hardwood & carpet floorings, new windows and new washer and dryers. The complex also features a swimming pool.
The homes do not come with parking or storage space. Though, they are available as an upgrade option. A $424,990 2-bedroom unit without parking or storage is might be a tough sell, especially in the north end. The homeowner dues run approximately $.51 to $.54/square foot which is high considering the only amenity is the swimming pool.

1 Hotel & Residences broke ground this past week. The $200 million project states they are more than 50% reserved on condo homes and oversubscribed on city suites (hotel / condo units).
AVA Condos - Downtown
AVA Condos will begin scheduling private preview events in July for interested buyers. At 445 feet, AVA will be Seattle’s tallest residential tower.
aZul Flats - Fremont
aZul Flats is offering a $7,500 buyer bonus on 2 bed / 2 bath homes for a limited time.
Fini Condos - Phinney Ridge
Fini announced that interested buyers still have time to select their color scheme. The color scheme selection deadline is July 1st.
CityView - Leshi
