    Despite being on the market for some time, why are most of the townhomes unsold?

    There’s several likely factors – price, smaller pool of buyers at that price point, competition from other high end properties (condos & single family houses) and the overall market. In our market, high-end townhomes are rare and I’m not sure people are exactly comfortable with the idea of a $1.5 million townhome.

    To a lesser degree I think functional design might play a role as well. The units are 4-levels and lack private elevators.

    I would add –

    Scary downhill driveway leading to tandam garages.

    Skinny footprint.

    Very small living/dining/kitchen room for a unit at that price.

    i went in and viewed one. It’s too much money for the location, cramped feeling and so on. And you get the sense that the are needlessly marketed up price wise. Nothing else in that area is selling for that much. Maybe builders think everyone is a microsoft or amazon millionaire.
