Denny Way Developments

Denny Way has become a hotbed of construction activity with no less than eight residential projects currently under development. These projects will dramatically re-invent the SLU, Denny Triangle & lower Queen Anne landscape.

Four of these are located within blocks of each other near Denny Way & Aurora Avenue. Of the four, two are expected to be apartments with the other two being condominiums.

Hyatt Place Hotel & Condominium (600 Denny)

Update 2/08: This project will be developed as a hotel/apartment complex consisting of two buildings. One building will be a 56-unit apartment (6th & Denny Apartments) and the other will be the Hyatt Place Hotel.

Hyatt Place SeattleLocated to the West of Starbucks at the old Greg’s Japanese Auto site is the 9-story 160-room Hyatt Place Hotel that will also include 56 condominium homes. The project is being developed by Kauri.

Borealis Apartments

Borealis apartmentBorealis (website) is well underway at Denny & Aurora. This green built Vulcan project will feature 53 apartment units, 50 of which will be priced for residents earning 80% of median income. The building was designed by Runberg Architecture.

Though it may have had a controversial beginning with the demolition of a 1920 apartment building across the street from Kerry Park, 200 West Highland Condominium (website) will be a nice addition to Queen’s South Slope, that is, if you can afford it. Prices are expected to start from $1.2 million.

The 5-story steel and concrete building will include just 25 luxury homes, many with commanding views of downtown and Elliott Bay. The two- and three-bedroom homes will range in size between 1,499 and 2,854 square feet. Home features include:

  • Open floor plans with either 11′ or 9′ ceiling heights
  • Hardwoods throughout with wool carpet in bedrooms
  • Top of the line appliances (Sub-Zero, Viking, Bosch), custom cabinetry and upscale finishes & fixtures
  • Slab granite, polished marble, limestone and quartz countertops
  • Two color/finish schemes
  • Ultra quiet Mitsubishi heating and AC units with a low 26 decibel output. For comparison, a whisper registers between 20-30 decibels.
  • Private terraces or decks
  • Two parking spaces and storage with each home
  • Fitness center
  • On-site manager

One nice feature provided is the water bug sensors for the appliances. Should the kitchen appliances leak, the sensor will alert the monitoring company who in turn will contact the owner.

Homeowner dues are $.55 per square foot and includes earthquake insurance, on-site management, maintenance and fully funded reserves.

Homes are currently available for purchase with a 5% earnest money deposit. The project is being developed by Lorig Associates and designed by Mithun Architects.

Stadium Lofts

Stadium Lofts announced they’ve partnered with Williams-Marketing who will manage the marketing and sales of the 66-unit project next to Qwest Field. Ground breaking is scheduled for January 2008.

 

Townsend Townhomes

Townsend Townhomes report their model home is now open 11 AM to 6 PM daily except for Tuesday. Townsend is a 14-unit luxury condominium townhome project on Queen Anne. Prices range from low-$800,000s to $1.6 million.

Luxe Condos – Queen Anne

Luxe condo logoThe Luxe Condominium (website) located at 500 5th Avenue West on lower Queen Anne is the newest conversion project by Metropolitan Homes. Metropolitan recently developed the Plaza del Sol and Mezzo condo projects on Capitol Hill.

Luxe consists of only 39 one- and two-bedroom condominium homes including multi-level penthouses that surround a central atrium. The 7-story steel constructed building was originally built in 1967 and has been thoroughly updated including exterior siding, new larger windows, electrical and plumbing systems.

Perched on a hill overlooking Elliott Bay and downtown, 30 of the 39 units have water views with the upper-level West and South facing units encompassing sweeping Puget Sound and city views.

Expo 62 to Begin Sales

The Expo 62 project has been sold as an apartment building.

expo_62_ver.pngAfter much anticipation for lower Queen Anne’s newest condominium community, Expo 62 will begin sales starting Tuesday, May 22nd by appointment only.

Prior to the purchase & sales appointment, now through May 20th, interested buyers should schedule a home preview and selection appointment and obtain tentative pricing information (a price range). Your buyer’s agent can schedule the appointments for you.

Interested buyers should be pre-approved by the preferred lender, Angel Whitney of Countrywide. Her information is available on the Expo 62 website – click on “Pre-Qualify”.

condoexpo.jpgThe Seattle Condo Expo and Realtor Symposium is set for May 19th & 20th at the Westin Hotel. Tickets will go on sale on May 1st and those interested in attending can register on their website. The cost of the event is $10 and can be purchased at www.SeattleTixx.com.

Kiro Radio has several short podcasts of interviews with several leading individuals in the Seattle condo craze including the developers of AVA & 1 Hotel, Blaine Weber of Weber + Thompson, Dean Jones of Realogics and economist Matthew Gardner of Gardner-Johnson…to name a few.

The event has blossomed into a two-day expo with a consumer focus. Last year, it was a single evening event aimed towards Realtors. The change this year sounds like a great opportunity for the buyers to immerse themselves with various projects at a single location as well as provide an opportunity to meet with architects and developers.

EXPO 62 – lower Queen Anne

Expo 62 condo seattleEXPO 62 (website) is Intracorp’s latest condominium development located in the lower Queen Anne neighborhood (map). As the name implies, EXPO 62 pays homage to the 1962 World’s Fair also known as the Century 21 Exposition which took place across the street at the Seattle Center.

The seven-story complex features 114 condominium homes consisting of studios, 1-bedroom, 1-bedroom + den, 2-bedroom, penthouse and 13 two-level live/work lofts. Homes will range in size from 422 sq ft for a studio to 1,545 for the largest live/work loft.

Prices are still to be determined but EXPO 62 has provided a pricing guideline with associated square footage for each style of home. EXPO 62 expects to have finalized pricing available in about two-weeks. EXPO 62 will not be accepting reservations, interested buyers will go straight to purchase and sale which are expected to begin within the next month.

EXPO 62 design concept is largely based on the De Stijl artistic movement in Holland during the early 20th Century which explains some of the color choices of the interior finishes. However, EXPO 62 also offers color and design schemes for more contemporary Northwest sensibilities.
