Vulcan Announces 2nd Phase Release

vulcan.jpgVulcan announced it will end its initial release phase on July 31st for its three South Lake Union area condo projects – Veer Lofts, Rollin Street Flats, and Enso. Currently, all homes are available at initial phase pricing.

On August 1st, Vulcan will enter its second phase, narrowing the selection of homes and increasing prices in the process, which is good news for those who purchased during the initial phase.

If you’ve been thinking about living in South Lake Union, this is an opportune time to select a home before prices increase next month.

2200 Receives Award for Excellence Honor

vulcan.jpgVulcan Real Estate announced that its 2200 project has been nationally recognized by the Urban Land Institute (ULI) as one of 10 winners from across the country in the 2007 Awards for Excellence competition. The award is widely recognized as the country’s most prestigious land-use recognition program.

The criteria for the award include leadership, contribution to the community, innovations, public/private partnership, environmental protection and enhancement, response to societal needs and financial success. Winners are selected based on a rigorous judging and interview process that includes evaluation by the nation’s top industry peers as well as site visits to each project. Final award recipients will be honored at an awards ceremony taking place at the ULI Spring Forum on May 11 in Chicago.

Veer Lofts Purchase Opportunity Update

Vulcan will be making the remaining units from the Veer Lofts lottery available to the public beginning Sunday, February 25th at 2:00 PM. A 5% earnest money deposit and a valid photo ID will be required to purchase a unit.

Vulcan Discovery Center Re-opens

The Vulcan Real Estate Discovery Center re-opened its doors today. The soft opening is intended for their home selection appointment holders to come in and view scale models, finishes and full-size models representing Veer Lofts, Enso and Rollin Street Flats. The Discovery Center is open to the general public though the public grand opening will held in the next week or so.

What’s new at the Discovery Center?

  • Scale models of Veer, Enso and Rollins
  • Greater selection of finishes than were previously available
  • Full-size model of a 1-bedroom unit at Rollin
  • Bath & Kitchen models at Enso
  • Flexi-loft kitchen representation at Veer
  • A scale floor plan model of Enso

I was a little disappointed they did not include full unit models of Enso and Veer. The Veer flexi-loft model is a small representation of the loft which does not give a good indication of the 5-foot loft ceiling height. The loft area is open to the Discovery Center’s ceiling which looks more than 5 feet in distance. Plus, potential buyers aren’t able to climb up to the model’s loft area (which is only about 3′ x 5′). I think having a full-sized flex-loft model would have been beneficial as that’s one of the units that buyers seem to be unsure of.

Aside from that, the Discovery Center looks great and people should definately stop by for a look.

Vulcan Update

The sales staff at Vulcan has been actively calling lottery card holders for purchase and sale appointments at Veer, Rollin Street & Enso. Matt at urbnlivn.com has a post about his appointments that include many comments from other folks about their appointment dates. They are starting appointments much later than originally planned.

One more note, everyone who entered the lottery is being called for an appointment. It is possible people will not keep their appointments or decided not to purchase, thus opening slots for those further down. On the other hand, someone may have an appointment but the units could sell out before their scheduled appointment (more likely with Veer than Rollin or Enso).

Vulcan Lottery Deadline

For those interested in purchasing a Vulcan project – Enso, Veer Lofts, Rollin Street – the first deadline is fast approaching. The Lottery Cards and Pre-Approval Letters for the three projects are due on September 1st.

The three South Lake Union projects are all part of a lottery system. All that the lottery does is determine the order of home selection – not which home, just the order. It’s their way of ensuring that everyone has a fair opportunity to purchase a home in South Lake Union. If you are interested in learning more, you should follow a few simple steps:

  1. Contact the Vulcan Discovery Center @ 206.342.5900 to schedule an appointment for an Informational Overview session.
  2. At the Informational Overview session you’ll learn more about the projects, mortgage pre-approval process and obtain a Lottery Card.

Vulcan Project Sales Process

Vulcan Real Estate released information about the sales process at its Sneak Preview event on Saturday. Due to the significant interest with over 10,000 people registering online, Vulcan will implement a lottery sales approach to provide everyone a fair opportunity.

Here’s the process in a nutshell:

  • Interested buyers will register for an Informational Overview session starting on June 21st. Once registered, buyers will receive a Homebuyers Preferences Form which needs to be completed before the Informational Overview appointment. Buyers will also need to view floors plans (which can be done online) prior to the appointment.
  • The overview sessions will begin July 5th. The sessions will be limited to 10 people and last between 1 to 1.5 hours. Buyers will be provided information on obtaining pre-approval and a lottery card.
  • The pre-approval is important as it will determine the price point the buyer will be able to afford. The pre-approval and lottery card are due by September 1st. The names on the lottery card must match the names that will be on the purchase and sale agreement.
  • Owners of the 2200 will be giving priority lottery selection- the first 5 of each project the first 5 for Enso & Rollin Street and the first 2 for Veer will be from lottery cards of 2200 owners. Thereafter, the 2200 owner lottery cards will be merged with non-2200 owner lottery cards.
  • Lottery “winners” will be notified between September 10th to September 24th for home selection appointments. Upon notification, buyers will be given 8 hours to decide whether they wish to keep their home selection appointment. If a buyer does not respond with 8 hours, he/she will lose their opportunity. You must be reachable by phone otherwise the next person on the list will be called.
  • One the day of the home selection appointment, buyers will select their home and sign a purchase and sale agreement. A 5% Escrow deposit will need to be made at that time. The home selection appointments will begin in late September or early October depending on the project.

Vulcan’s Sneak Preview

Vulcan is hosting two preview events on June 17th – a Realtor event from 10 am to 12 noon, and a public event from 4 pm to 8 pm. Here’s the schedule for the public event:

Each hour a South Lake Union project will be highlighted, with signature drinks, hors d’oeuvres, music and performance art. Never fear, information on all projects, and the sales process will be available throughout the event.

4 – 5 pm Enso Hour

5 – 6 pm Rollin Street

6 – 7 pm Veer Lofts

7 – 8 pm SLU Mix

Information about The Martin, Vulcan’s Belltown project, will be available at the event as well. If you’re interested in attending, be sure to register: http://www.discoverslu.com/mailer/

Please note, if you register without indentifying your agent, you will automatically be registered with the builder’s agent.

I confirmed with Vulcan, this is just a preview of the projects, preliminary floor plans and information on the pre-sale process. Vulcan will not be taking reservations at this event.
