Queen Anne’s upscale 200 West Highland Condominium is rising from the foreclosure ashes with a new marketing team. The Kendra Todd team (yes, that Kendra) will relaunch sales of the luxury condominium project during a public Relaunch Event at 5:00 pm on November 16th.

Known for their extreme luxury, coveted location and unparalleled views, the homes at 200 West Highland are the focus of this special evening event dedicated to previewing Seattle’s most luxurious condominium project. Seventeen of the boutique building’s twenty-five homes are available.

200 West Highland

Received word this past week that 200 West Highland received bank approval to begin closing. Currently, the upscale development has 5 homes under contract that it anticipates will close by the end of February.

200 West Highland is situated across the street from Queen Anne’s famous Kerry Park offering homeowners stunning views of downtown and Elliott Bay. Prices of the remaining homes range from $895,000 to $2,050,000.

Marselle Condos

The Marselle Condominium sent out an update last week announcing that they’ve sold an additional 8 homes to start off the year. Of the remaining properties available, prices begin from $199,990.

Currently, Marselle has several incentives available – a special 95% Seller Financing, no mortgage insurance and no HOA dues until January 2011. Additionally, Marselle is FHA & VA approved.

Ruby Condos

The Ruby Condominium is now 65% sold! Comparatively speaking sales at Ruby have been brisk and confirms there is demand for well-priced entry-level condominium homes that are centrally located and close to downtown.

In addition, Ruby recently reduced prices across the board with all homes now priced below $300,000. Ruby is FHA & VA approved.

Thornton Place:

Finally, Thornton Place issued a press release highlighting a new buyer incentive and updates on the retail and cinema. The latest condo buyer incentive they’re offering is an FHA 2/1 interest rate buy-down and special summer pricing. However, they did not providing updated pricing information, though two listings were recently reduced $30,000 and $50,000.

Three additional restaurants signed-on to the development. These include Five Guys Burger and Fries, Subway and Tengu Japanese sushi, which join the two previously announced eateries – Jewel Box Cafe and Thai Fusion.

Finally, Regal Cinema is hosting a Free Family Film Festival through the week of August 6th. Beginning at 10:00 AM on Tuesdays and Wednesdays they are providing free family friendly movies for kids and parents. Movies include The Tale of Despereaux, Kung Fu Panda, Surf’s Up, Igor, Journey to the Center of the Earth, Bee Movie, Alvin and the Chimpmunks and Wallace and Gromit.

200 West Highland Hard Hat Tour

This afternoon Lorig Associates hosted a special tour of its exclusive 200 West Highland condominium (website) development located across from Kerry Park. The tour provided the opportunity to walk the building to get a feel for the home designs & features, building amenities, property layout and views.

The boutique development features just 25 two- and three-bedroom homes that range in size between 1,499 and 2,852 square feet. Two of the homes are unique, located on street level, as they are accessible through a semi-private interior lobby as well as an exterior entrance. Both of these “garden homes” also have sizable landscaped terraces.

Currently, workers are framing the interior walls of the penthouse level, so there’s still quite a bit of work to be done. Completion is anticipated for this Fall, most likely in December.

Homes begin at $1,230,000 and range up to $3,980,000 for the Southeast corner penthouse. Currently, three of the homes have been spoken for. While the homes are available for purchase, with a 5% earnest money down payment, Lorig is not actively promoting pre-sales, preferring to market once homes are more fully developed. Interestingly, the developer is not providing upgrade or customization options.

Lorig has developed a number of other Queen Anne properties including the Victoria Condominium and Townhomes across the street from 200 West Highland, the Willis Condominium and Queen Anne High School.

The 200 West Highland condominium project on Queen Anne’s South slope recently updated their website www.200westhighland.com. Buyers can now view floor plans, home features and general information about the project.

The project’s 25 condominium homes range in size from 1,500 to just over 2,800 square feet and are offered from $1.23 million to $4 million. The building is located across from Kerry Park and will provide homeowners the same exceptional views of downtown Seattle and Elliott Bay.

200 West Highland is anticipating occupancy this Fall. Interested buyers should consult with their agent to schedule an appointment at the project’s Presentation Center located in near the Pike Place Market at 2025 1st Avenue.

Though it may have had a controversial beginning with the demolition of a 1920 apartment building across the street from Kerry Park, 200 West Highland Condominium (website) will be a nice addition to Queen’s South Slope, that is, if you can afford it. Prices are expected to start from $1.2 million.

The 5-story steel and concrete building will include just 25 luxury homes, many with commanding views of downtown and Elliott Bay. The two- and three-bedroom homes will range in size between 1,499 and 2,854 square feet. Home features include:

  • Open floor plans with either 11′ or 9′ ceiling heights
  • Hardwoods throughout with wool carpet in bedrooms
  • Top of the line appliances (Sub-Zero, Viking, Bosch), custom cabinetry and upscale finishes & fixtures
  • Slab granite, polished marble, limestone and quartz countertops
  • Two color/finish schemes
  • Ultra quiet Mitsubishi heating and AC units with a low 26 decibel output. For comparison, a whisper registers between 20-30 decibels.
  • Private terraces or decks
  • Two parking spaces and storage with each home
  • Fitness center
  • On-site manager

One nice feature provided is the water bug sensors for the appliances. Should the kitchen appliances leak, the sensor will alert the monitoring company who in turn will contact the owner.

Homeowner dues are $.55 per square foot and includes earthquake insurance, on-site management, maintenance and fully funded reserves.

Homes are currently available for purchase with a 5% earnest money deposit. The project is being developed by Lorig Associates and designed by Mithun Architects.
