andiamo condosThe Andiamo Condos is a conversion project on Queen Anne just off of Mercer at 626 4th Ave W (map).

The building, originally constructed in 1996, features 28 units on 5 floors with homes ranging from 463 to 709 square feet and are priced between $229,900 & $439,900.

    I just went there today….the $229,900 is gone…I took a look at a 463 square foot one bedroom with a deck for $249,900. HOA dues are kind of steep…starting at $331 for the smallest unit. There is a nice deck on the top of the building, one of the only rooftop decks in the area, with amazing views. Washer/dryer is not included and they do have the option of common washer/dryer in the basement. Nice finishes…another thing…since the building is made of concrete, apparently noise is not as much of an issue for this particular conversion.

    The homeowners dues might be cheaper if they would turn off the irrigation system in the winter! Every morning the sidewalk is covered in ice and in the afternoon the grass is a thick slab of mud.
