Blue Heron condos on Magnolia adjusted prices this afternoon on a number of their available units. Based on updated NWMLS listings, the price adjustments range from $10,000 to $40,000. www.liveatblueheron.com

Here are a few other developments that have adjusted prices this month:

The Arthaus on Capitol Hill reduced prices on their remaining inventory, ranging from $10,000 to $26,000. www.edendevelopmentco.com

The Oslo in Ballard adjusted prices up and down, about $10,000 each direction. www.ballardtrio.com

A small conversion in Ballard called Bostad recently took a $5,000 decrease on a number of their available units.

And, in the Green Lake area, the Green Lake Gables conversion also took a $5,000 price reduction.

The Candyce is a recent conversion on Magnolia conveniently located between Fisherman’s Terminal and Discovery Park. Candyce is a small, two-story building, wood-framed with brick veneer. The complex features only 10 condominium homes with a variety of floor plans. As of this writing, there are only 4 units left - a two-level one-bedroom, 2 one-bedroom flats and a two-bedroom, ranging from 529 to 726 square feet.

Homes include hardwood floors, stainless steel appliances, hardwood cabinets, washer & dryer, Juno lighting, extra storage space and tiled bath surround. Most homes include parking.

The developer who converted the complex is a custom home builder who added small details such as crown molding on the kitchen cabinets, new custom windows, wood millwork and nicer fixtures.

Candyce is currently holding a close out promotion reducing prices by as much as $20,000. The units available range in price from $219,950 to $259,950. If you don’t mind Magnolia, Candyce is a good entry-level option.

The Blue Heron (website) is a new construction condominium project just a few blocks from Discovery Park at 3150 W. Government Way.

The four level building features only 30 one- and two-bedroom condominium homes with an amazing number of different floor plans to select from - 17 floor plans in all. The homes range in size from 639 to 1,058 square feet and are priced between $280,000 and $599,000.
