Equinox:
The Equinox sales team report that they’re off to a quick start. Eighty-five percent of those with appointments during the first weekend purchased a home.

Four Seasons:
The uber-exclusive Four Seasons reached a construction milestone this week as the new landmark building rose above street level. At this pace, each floor will be completed every two weeks.

Pioneer Properties:
Preservation-focused Pioneer Properties report they are gearing up for the release of their next three projects later this Spring. They include The Pittsburgh (lower QA), The Nord (Pioneer Square) and The Betsy Ross (Capitol Hill).

Carbon 56:
Carbon 56 recently adjusted their prices. Some units increased in price, some decreased. I’ve updated the most current price list on the Carbon 56 posting.

CityView at Leschi:
CityView indicates they are more than 25% sold. A great start for this conversion project.

I will be working on some maintenance issues this weekend. While I don’t expect any problems, the last time I manually upgraded software the site was unavailable for a few hours.

Carbon 56 is a new conversion project in the Gateway district at 2015 Terry Ave (map). Formerly known as the Aristo Apartments, Carbon 56 sits in the shadow of 2200 Westlake and Cornish College, no doubt looking to take full advantage of the new condominium and revitalization projects in the neighborhood.

Many of the 56 units are Seattle-style lofts and range in size from 660 to 1,300 square feet with prices starting at $309,000 and up into the high-$500,000s.

Escala Condos – Midtown Seattle

escala2.jpgThe Escala Condominium is planned for the “Midtown” district near the Westin Hotel. Midtown is snuggled between the downtown core, Belltown and Denny Triangle…a marketing concoction rather than a place name.

The 330 foot luxury highrise will include 280 homes and will break ground this year with a planned Summer 2008 occupancy.

Planned units will range between 900 sq ft to 4,500 sq ft. However, the open floor plans are customizable and buyers can combined units to create a larger space. Penthouse units can be as large as 16,000 sq ft. Exterior decks will make up approximately 15-20% of the square footage.

The building will feature a spa, library, billiard room, theatre/screening room, fitness center with a lap pool, a catering kitchen, a formal dining room and an events center. Private residential elevators will open to private and semi-private vestibules that are completely customizable to residents’ design tastes. All parking will be located below grade.

Icon Tower Seattle

Icon Tower SeattleSan Francisco developer Laconia Development, formerly Levin Menzies and Associates, is proposing to build a sleek, 32-story glass condominium tower at Sixth Avenue and Wall Street in the Midtown / Belltown area of Seattle. The site is currently a parking lot across the street from Greg’s Japanese Auto on Denny Way. The project will include 283 residences on the top 32 floors with retail and parking on the first 5 levels. Project is still under city planning review.

The design for the project, possibly due to it’s small footprint, is to be a tall skinny building. As a result, on average, units are expected to be smaller compared to the other new projects and per the developer, “affordable”. Time will tell what affordable means.

On the main level facing Denny, the project will incorporate 1% for the Arts featuring public art works and fancy lighting. There will be 12 floors of parking; 6 above grade, 6 below grade. From the early rendering, it appears the building will face north with views of the Space Needle and Lake Union.

Construction is planned for Summer 2007 with occupany in 2009.
