The Bellevue condo market is starting to heat up with One Main Street reporting an additional 3 home sales.  The boutique development, conveniently located near the Downtown Bellevue Park, is now 56% sold.  </p>
<p>One Main Street offers a variety of home plans to choose from, ranging from a $329,900 open one-bedroom to a $1,609,900 spacious three-bedroom penthouse suite.</p>

<h3>Bellevue Towers &#8211; Downtown Bellevue</h3>
<p>Bellevue Towers continue to do exceptionally well, recording another 35 closed sales since May 1st&#8230;24 of those in May alone.  That might be the highest single month closings for a new condo development we&#8217;ve seen in years.</p>
<p>Apparently, at least in the minds of the owners, sales are going so well that they&#8217;ve actually <strong>increased prices</strong>.  The increases ranged from $3,000 to $25,000.    While they may have sold over 100 homes this year alone, they still have approximately 400 more units to go.   New home prices currently range from $316,000 to $5,499,000.</p>

<p>Following the Fairview condo <a href="http://seattlecondosandlofts.com/2010/10/fairview-condo-auction-mukilteo-wa">auction</a> in November, Matrix took over sales of the remaining twelve unsold units in February.  Now, they&#8217;re down to the final three homes: 2 two-bedrooms priced at $354,500 &amp; $364,500 and a three-bedroom penthouse that&#8217;s offered at $1,115,500.</p>

<h3>The Enclave at Lake Union &#8211; Eastlake</h3>
<p><img src="http://seattlecondosandlofts.com/wp-content/uploads/2011/06/enclave.jpg" alt="" title="Enclave at Lake Union" width="300" height="150" class="alignright size-full wp-image-9584" />The Enclave at Lake Union is re-awakening since we last <a href="http://seattlecondosandlofts.com/2010/09/condo-wire-enclave-escala-brix-etc">heard</a> from the marketing team last autumn.  The developer is repositioning the project targeting homeowners seeking larger in-city waterfront homes.</p>
<p>“We’ve been patiently waiting for the market fundamentals to improve allowing construction to begin. We see an emerging opportunity to target those accustomed to the waterfront lifestyle but preferring to simplify their domestic responsibilities. The Enclave at Lake Union will deliver on all counts,” says Mike Yukevich, Investment Manager and partner at Trinity Real Estate, the developer of The Enclave at Lake Union.</p>
<p>The individual two-bedroom townhomes range in size from 2,500 to 3,000 square feet and are being presold from $1.3 million. <p><a href="http://seattlecondosandlofts.com/2009/06/the-enclave-eastlake">The Enclave</a> is hosting an open house this weekend to coincide with <a href="http://www.seattleyachtclub.org/" target="_blank">Opening Day of boating season</a> on May 1st.  The Enclave is part of the Wards Cove master plan community that&#8217;s comprised of townhome-styled condos starting from $1.3 million with occupancy expected in 2011.</p>
<p><strong>Ruby Condominium</strong> ::  Eastlake</p>
<p><a href="http://seattlecondosandlofts.com/2009/01/ruby-condos-eastlake">Ruby</a> is down to its final three units that are priced between $284,500 and $304,500.  Compared to many other newer projects, sales at Ruby have done well in this down market.</p>
<p><strong>Decatur</strong> ::  First Hill </p>
<p><a href="http://seattlecondosandlofts.com/2007/01/the-decatur-condominium">Decatur Condo</a>, on the other hand, has had a bit of a struggle since coming on the market over 3 years ago.  However, the project is now more than 2/3rds sold and occupied.   This FHA approved building is part of Condo Bulk Buy&#8217;s inventory with units available up to 35% off original pricing &#8212; starting from $184,950.</p>
<p><strong>1111 E. Pike</strong>  ::  Capitol Hill</p>
<p>The Tom Kundig designed <a href="http://seattlecondosandlofts.com/2008/03/1111-east-pike-condos-eleven-eleven">1111 E. Pike</a> development reports they&#8217;re 70% sold with only 10 homes remaining for sale.  Located in the heart of the <a href="http://www.pikepinetriangle.com/" target="_blank">Pike/Pine Triangle</a>, prices at 1111 E. Pike start at $244,950.</p>
<p><strong>The Danielle</strong>  ::  Ballard</p>
<p>Ballard&#8217;s newest condominium development, <a href="http://seattlecondosandlofts.com/2008/08/danielle-condo-ballard">The Danielle</a>, is nearing completion and reports they&#8217;ve already sold 4 homes.  The Danielle is located kitty corner from the new QFC on 24th Ave and the <a href="http://www.yelp.com/biz/ballard-commons-park-seattle" target="_blank">Ballard Commons Park</a>.</p>
<p><strong>Hjarta</strong>  ::  Ballard</p>
<p><a href="http://seattlecondosandlofts.com/2006/07/the-ballard-four">Hjarta</a> is reporting that they&#8217;re now 51% sold and is FHA approved.  As part of Condo Bulk Buy, Hjarta&#8217;s pricing is up to 35% below their original level.</p>
<p><strong>Florera</strong>  ::  Greenlake</p>
<p>Like its sister project, Hjarta, <a href="http://seattlecondosandlofts.com/2008/06/florera-condos-revisited">Florera</a> was off the market for a while before becoming part of Condo Bulk Buy.  Sales have been slower with only 30% of the building sold, but it is FHA approved with prices starting from $244,950.  Florera is located just 1.5 blocks from <a href="http://www.yelp.com/biz/green-lake-park-seattle" target="_blank">Green Lake Park</a>.</p>
<p><strong>1521 Second</strong> ::  Downtown</p>
<p>Now 70% sold, 1521 Second, received 4 additional sales in April.  Homes at these premium residences start from $1.1 million.</p>
<p><strong>5th &#038; Madison </strong> ::  Downtown</p>
<p>It appears that 2 of the units that went under the gavel at the <a href="http://seattlecondosandlofts.com/2010/03/5th-and-madison-condo-auction-results">5th &#038; Madison auction</a> are back on they market again by Kennedy Wilson: </p>
<ul>
<li>Unit #1102, the last unit auctioned, had a winning bid price of $350,000.  It&#8217;s now available at $365,000.</li>
<li>Unit #1805, a fully furnished unit, had a winning bid price of $331,000.  It&#8217;s now for sale at $370,000.</li>
</ul>
<p>Additionally, the penthouse, which had been withdrawn from the auction is on the market at $1,595,000.  It was previously offered at $1,995,000.</p>

<p>Currently, Marselle has several incentives available &#8211; a special 95% Seller Financing, no mortgage insurance and no HOA dues until January 2011.  Additionally, Marselle is FHA &#038; VA approved.</p>

Comparatively speaking sales at Ruby have been brisk and confirms there is demand for well-priced entry-level condominium homes that are centrally located and close to downtown.  </p>
<p>In addition, Ruby recently reduced prices across the board with all homes now priced below $300,000.  Ruby is FHA &#038; VA approved.</p>

			<content:encoded><![CDATA[<p><img src="http://seattlecondosandlofts.com/wp-content/uploads/2009/10/lakeview_lofts-300x192.jpg" alt="" title="lakeview_lofts" width="300" height="192" class="alignright size-medium wp-image-3819" />Lakeview Lofts, a microcommunity of six townhomes located in the highly desirable Eastlake community (2350 Minor Ave E), received LEED Platinum certification under the U.S. Green Building Council’s <a href="http://www.usgbc.org/DisplayPage.aspx?CMSPageID=147" target="_blank" rel="nofollow">LEED for homes certification program</a>.</p>
<p>“We created homes that redefine urban living with a social conscience, and in the process, departed from many of Seattle city codes with regard to townhome development. Our hope is future developments will use our project as anexample for greater diversity and smart growth within the city limits of Seattle,” said Carsten Stinn, architect for Lakeview Lofts. “Today’s recognition from the U.S. Green Building Council enables us to showcase what we hope is the future of Seattle development, with a large focus on sustainability.”</p>
<p>LEED Platinum for this project is projected to save up to 80% in energy consumption over the standard code-built homes. Features include Vacuum solar tubes that heat water used for a hydronic in-floor heating system and domestic hot water, induction cook-tops (96% efficient compared to gas, which is 44% efficient), green rooftops, low VOC paint, cabinets made without formaldehyde, bamboo flooring, pervious pavement, indoor ventilation systems and the potential to add Photo-voltaic panels in association with the city’s ‘Net Metering Program’.</p>
<p>The project consists of 6 single family homes between 1816 &#8211; 2250 square feet in size. All homes are arranged around an open garden courtyard, which is shared by the entire micro community.  Two homes are available, priced from $760,000.</p>

<p>The Enclave (<a href="http://www.enclavelakeunion.com" rel="nofollow" target="_blank">website</a>) will consist of three-level, two bedroom plus den, fee-simple residences ranging in size from 2,500 to more than 3,000 square feet – each with private garages and options for private elevators. All homes boast a large roof top terrace with views of downtown Seattle, Lake Union and the surrounding Eastlake waterfront. </p>
<p>As a part of the Wards Cove master planned community, residents will have access to the Wards Cove Marina Club, which includes a fitness center, a conference facility, a guest suite and full-service moorage for larger vessels up to 110 feet in length. Alternatively, owners can choose nearby dry-stack boat moorage across the Montlake Cut by using a small tender on the dock. An adjacent beach is also ideal for launching kayaks and canoes or taking a swim in the lake – all at the doorstep of future homeowners.</p>
<p>Homes at The Enclave are expected to start in the low $1 millions.</p>
<p>A first phase of just nine homes will require presales before groundbreaking this fall but Trinity&#8217;s Investment Manager, Michael Yukevich, remains confident that buyers will realize the value. </p>
<p>“We plan to release a limited number of homes at introductory pricing this summer and will likely hold off selling the balance until completion in 2010,” said Yukevich. “Early buyers will enjoy preferred selection and numerous options for home personalization – it’s an attractive opportunity for homebuyers seeking truly collectable real estate that’s unlikely to be replicated ever again.”</p>

Many of the homes face West, which provides abundant light and exceptional views of Lake Union, Wallingford and beyond.  </p>

<p>Ruby&#8217;s high ceiling height combined with the open layout of the homes create a rather spacious and flexible living space.  Plus, homes on the 2nd floor (100-level homes) offer private and semi-private terraces, many of which open to the common roof terrace.  For the chef at home, the units provide the prefect gourmet kitchen space, including an expansive island with eating bar.  The finishes and appointments are standard for new construction condominiums at this price point and residential amenities are spartan &#8211; lobby and a courtyard terrace.</p>
<p>One issue that may come to mind for potential buyers is Ruby&#8217;s location to I-5.  The building is well insulated and environmental noise is kept to a minimum.  Homes on the north side, along East Alison Street, are exposed to the I-5 traffic noise, particularly with the windows or sliders open.  Fortunately, most of the homes face Lake Union and are shielded from I-5.  With the sliders open in the middle of the day I-5 traffic noise was not discernible over the hum of everyday in-city ambient noise.  </p>
<p>Lake view homes are currently priced between $329,990 to $379,990 while the bridge view homes range from $259,990 to $479,990.  Homeowner dues are approximately $.44/square foot, which seems high given the lack of residential amenities and services.  On the other hand, the association will be well-funded, managed and maintained. The development has obtained <a href="http://seattlecondosandlofts.com/2008/10/fha-primer">FHA approval</a> which will allow buyers to purchase homes with as little as 3.5% down. </p>
<p>Ruby is celebrating its Grand Opening with a special promotion.  For the first ten sales, Ruby is offering buyers 3% in concessions.  All homes are available for purchase.</p>
<p>Update 2/20/09 from Ruby:<br />
As of today, Ruby has partnered with a local lender (Seattle Mortgage) looking to actually lend money! They have committed to close homes now, ie, we are move-in ready with no pre-sale requirement. We are also working with other regional lenders for additional commitments to close homes with no presale requirements. Ruby on Eastlake is both FHA and VA approved, so buyers can take advantage of every financial opportunity to get into new home ownership.</p>
