			<content:encoded><![CDATA[<p><img src="http://seattlecondosandlofts.com/wp-content/uploads/2011/01/3-escala.jpg" alt="" title="Escala Condo" width="143" height="253" class="alignright size-full wp-image-7418" />Reacting to the shift in the Seattle condominium market both the <strong><a href="http://seattlecondosandlofts.com/neighborhoods/downtown-seattle/escala-condominium-1920-4th-avenue-seattle">Escala Condominium</a></strong> in downtown Seattle and <strong><a href="http://seattlecondosandlofts.com/2012/01/the-sanctuary-re-opens-january-28th">The Sanctuary</a></strong> townhome development on Capitol Hill have raised their prices.  </p>
<p>Escala, which is now over 65% sold, has raised their prices anywhere from 1% to 5.5% depending on floor plan based on properties <a href="http://seattlecondosandlofts.com/neighborhoods/downtown-seattle/escala-condos-for-sale">currently listed</a> in the NWMLS.</p>
<p>The Sanctuary, which is also 2/3 sold, raised their prices 5% as of today (May 1, 2012).  Only <a href="http://seattlecondosandlofts.com/all-seattle-condos-for-sale#LinkID=222061">four homes</a> remain ranging from $819,950 to $1,049,950.</p>
<p>“While our asking prices respond to supply and demand we’ve also added value to the final four homes,” said Rob Nall, the seller of the 12-unit Sanctuary development. “I’m confident that prospective homebuyers will continue to view this property as a unique opportunity to own one Seattle’s most irreplaceable addresses.”</p>

<p><img src="http://seattlecondosandlofts.com/wp-content/uploads/2011/05/FourSeasons.jpg" alt="" title="Four Seasons Seattle" width="219" height="300" class="alignright size-full wp-image-9350" />The Seattle Times reported that <a href="http://seattletimes.nwsource.com/html/localnews/2016085463_glass02m.html">glass panels have fallen</a> from the balconies of Seattle&#8217;s most exclusive condominium, the <strong><a href="http://seattlecondosandlofts.com/neighborhoods/downtown-seattle/four-seasons-condos-for-sale">Four Seasons Private Residences</a></strong>.  Three times in the past year. </p>
<blockquote><p>It happened again Sunday, the third time in a year that glass has rained down from condominium balconies at the Four Seasons Hotel and Private Residences just south of Pike Place Market.</p>
<p>Now the owners are taking out all 300 tempered-glass panels in the building, panels similar to those that fractured and fell this summer at high-rise condos in Austin and Toronto.</p></blockquote>

<h4>The South End Shall Rise Again&#8230;eventually</h4>
<p>Sales at the <strong>Burien Town Square</strong> condominium project was supposed have gotten off the ground on August 1st.  &nbsp;It didn&#8217;t.  Then by late August.  &nbsp;It didn&#8217;t.</p>
<p>The latest update from various sources indicate a possible a mid-to-late September re-launch, but even that&#8217;s not certain.  It&#8217;s a great project and there aren&#8217;t many options for the south end buyers&#8230;hopefully they&#8217;ll get things rolling soon.</p>
<h4>The Endgame Cometh</h4>
<p>A number of condominium projects have the finish line in sight and are racing to close out sales by the end of the year, some with substantial price reductions.</p>
<p><img src="http://seattlecondosandlofts.com/wp-content/uploads/2010/06/7800-Plaza-300x204.jpg" alt="" title="7800 Plaza Mercer Island" width="300" height="204" class="alignleft size-medium wp-image-5735" />At Mercer Island&#8217;s <strong>7800 Plaza Condominium</strong> four homes remain, which were recently <strong>reduced $50,000 to $75,000</strong>.   The concrete and steel constructed building features two-bedroom luxury homes that are now available from $449,500 to $674,500.  <a href="http://seattlecondosandlofts.com/bellevue-eastside/7800-plaza-condos-for-sale">View units for sale</a>.</p>
<p>The resort inspired <strong>Point Edwards Condominium</strong> in Edmonds is down to its last three homes, and they too, have taken huge price drops&#8230;<strong>up to $100,000</strong>.  The three unsold new units range from $349,950 to $994,950. <p>A conversion project in Bellevue, the <strong>Riverstone</strong>, is down to its last home.  Unit #100 is an 803 square foot one-bedroom available for $157,500.  It features slab granite counters in the kitchen, stainless steel appliances and an enclosed patio. <p>Back in Seattle, three home units went under contract in August at the <strong><a href="http://seattlecondosandlofts.com/neighborhoods/south-lake-union/enso-condo-820-blanchard-street-seattle">Enso Condominium</a></strong> in South Lake Union. <h4>Ballard Days of Summer</h4>
<p>The two condo buildings with available developer inventory in Ballard are the <strong><a href="http://seattlecondosandlofts.com/2008/08/danielle-condo-ballard">Danielle</a></strong> and <strong><a href="http://seattlecondosandlofts.com/2008/08/danielle-condo-ballard">Hjarta</a></strong>.  Between the two, they&#8217;ve sold (closed) nine homes since June 1st&#8230;three at Danielle and six at Hjarta.  That&#8217;s pretty good.  Though, there hasn&#8217;t been a sale at either project in the past 3 weeks, neither have any pending sales.  </p>

This is one that I&#8217;ve been following and it finally sold. The smaller north-facing penthouse at <strong><a href="http://seattlecondosandlofts.com/neighborhoods/belltown/81-vine-lofts-81-vine-street-seattle">81 Vine Building</a></strong> in <a href="http://seattlecondosandlofts.com/neighborhoods/belltown">Belltown</a> closed yesterday.  </p>
<p><a href="http://seattlecondosandlofts.com/all-seattle-condos-for-sale#PropertyID=36249324"><strong>Unit #504</strong></a> is a gorgeous two-level open loft penthouse with a large terrace.   It was once listed as high as $599,000 in early 2010 and sold for $404,700. </p>

<h4>The Fairview</h4>
<p>The Fairview Condominium in Mukilteo is looking towards closing out the development soon.  There  are three luxury condo homes left, including two penthouses, located next to the Harbour Pointe Golf Course.  <a href="http://www.thefairviewcondos.com/" target="_blank" rel="nofollow"> www.thefairviewcondos.com</a></p>
<ul>
<li><a href="http://seattlecondosandlofts.com/all-seattle-condos-for-sale#PropertyID=38299475"><strong>Unit #203</strong></a>: 2-bedroom + den, 1,444 sq ft home with 10&#8242; ceilings.  Listed at $369,500.</li>
<li><a href="http://seattlecondosandlofts.com/all-seattle-condos-for-sale#PropertyID=38030137"><strong>Unit #507</strong></a>: 2-bedroom + den, 2,489 sq ft home with 20&#8242; ceilings w/exposed Pine beams.  Listed at $799,500.</li>
<li><a href="http://seattlecondosandlofts.com/all-seattle-condos-for-sale#PropertyID=34498233"><strong>Unit #501</strong></a>: 3-bedroom + media room, 3,146 sq ft w/20&#8242; ceilings &amp; a rustic fireplace feature.  Listed at $998,500.</li>

<p>The current list prices of these three homes reflect a 40-44% reduction from their original prices.</p>

<h4>Burien Town Square</h4>
<p><img src="http://seattlecondosandlofts.com/wp-content/uploads/2011/08/burientownsquare-300x225.jpg" alt="" title="Burien Town Square" width="300" height="225" class="alignright size-medium wp-image-10384" />The Burien Town Square Condominium development&#8217;s revival turned out to be a bit premature.  Plans were in place for an August 1st re-launch of the project (see ad on the right), but its new owners seem to be second guessing the vitality of the region&#8217;s condo market.  From the <a href="http://www.b-townblog.com/2011/08/17/st-residential-pleased-with-town-square-condos-looks-toward-public-launch/" target="_blank"><strong>B-TownBlog</strong></a>:</p>
<blockquote><p>And Aug. 1 turned out to be too soon for this mega condo seller to pencil out numbers that work. “I’m still not convinced the [real estate] market is settled today,” David Ploger, first vice president of ST Residential, told Burien City Council members Aug. 15.</p>
<p>But ST Residential is looking toward a public launch of condo sales, “although I can’t guarantee it will happen yet this year,” Ploger added. Still, he voiced confidence in their product and the marketability of the condos.</p></blockquote>

<p>The <a href="http://seattlecondosandlofts.com/2011/06/marselle-condominium-revisited">Marselle Condominium</a> near the Seattle Center just realized a mini-surge in sales &#8211; 5 homes went under contract in the past 3-weeks per the MLS, passing the 70% sales mark. 			<content:encoded><![CDATA[<p>I frequently get asked how much less than the list price can buyers offer and realistically purchase a condo for.  </p>
<p>In looking at the sales price to list price ratios, on average, Seattle condos sell for 90% of the original list price (10% less) and 95% of the last list price (5% less). </p>
<p>Now, this doesn&#8217;t necessarily mean that the condo you purchase will sell for 10% below the list price.  The amount buyers can negotiate off of the price will depend on a number of factors such as the market environment, the motivation of the seller, inventory level, competition from other buyers and time on market.  Nevertheless, the ratios show there is ample pricing flexibility in the market today.</p>

<p>If buyers expect to realize a 20-30% reduction off the price, that&#8217;s not very likely.  But, not impossible.  There are opportunities to realize great values on bank-owned and short sale properties but they only represent 25% of all Seattle condo sales.</p>
<p>The figures above are 12-month averages of the selling price to list price ratios of Seattle condo resales.  It includes regular market and distressed sales, but I excluded new construction since the sales data rarely include the actual original list price of new construction units.</p>

<p>At the root of the issue, apparently, is few qualified buyers due to tighter credit and loan qualification requirements.  It sounds as though, had they proceeded with the auction, the likelihood was high that they&#8217;d have too few bidder and that the winning bidder&#8217;s financing could fall through making the auction a bust, so they&#8217;re opting for a one-day &#8220;Buy Now&#8221; event.  With the new format they&#8217;ll provide home sale opportunities to buyers individually on a first-come, first-served basis, which sounds similar to the what Veer Lofts initially tried.  This will also ensure that buyers are financially qualified and will complete the sale.</p>
<p>The Buy Now event is open only to those who had previously registered during the auction campaign; it is not open the public and will take place at the Gallery Condo building in Belltown.  </p>

			<content:encoded><![CDATA[<p>When I first read the headline of the promo piece, my first impression was that I thought this a bit odd.  Why would Vulcan run a rent to own program at Enso, its  upscale South Lake Union condo development, which is over 70% sold?  Then I read further.</p>
<p>This unique rent to own program is specifically geared towards Vulcan&#8217;s tenants who rent at one of their South Lake Union properties &#8211; Alley24, Rolling Street Flats, Borealis or Alcyone.  </p>
<p>Renters can accrue a $1500 credit for every six months completed on their lease, up to a maximum of $10,000.  The credit would be applied towards closing costs of a condo purchase at Enso.  This is pretty good program that Vulcan is offering.  They&#8217;re rewarding current tenants who are interested in owning their own home for their rental longevity while also encouraging condo sales at Enso.</p>

			<content:encoded><![CDATA[<p>This week&#8217;s condo digest includes another huge reduction at 744 Harvard, Marselle Condo&#8217;s sales and its 1521-esque homeowner testimonials, Hjarta&#8217;s relaunch and Matrix&#8217;s annual real estate survey.</p>
<p>First, if you didn&#8217;t catch it <a href="http://seattlecondosandlofts.com/2010/11/200-west-highland-back-on-market">here</a>, the <strong><a href="http://seattlecondosandlofts.com/2007/07/200-west-highland-queen-anne">200 West Highland Condominium</a></strong> is coming back on the market, with a <a href="http://seattlecondosandlofts.com/2010/11/200-west-highland-back-on-market">public relaunch event</a> starting at 5 PM on Tuesday, November 16th.  The Kendra Todd Group is now handling sales and marketing at the upscale project.</p>
<p><img src="http://seattlecondosandlofts.com/wp-content/uploads/2010/11/744-harvard-int1.jpg" alt="" title="744 Harvard Interior" width="318" height="200" class="alignright size-full wp-image-6995" />The Kendra Todd Group also took over the boutique <strong><a href="http://seattlecondosandlofts.com/2010/07/744-harvard-condo-capitol-hill">744 Harvard Condo</a></strong> project located in Capitol Hill&#8217;s renowned Harvard-Belmont neighborhood.  Prices on the two remaining homes have been reduced up to $150,000.  Unit #200 is now priced at $799,000 while the penthouse (#300) is available at $825,000.  Both homes have been reduced approximately 57% since they first came on the market in 2008/2009.</p>
<p>The 132-unit <strong>Marselle Condominium</strong> development reports they are now 60% sold.  They&#8217;ve recently started a new <a href="http://www.facebook.com/pages/Seattle-WA/Marselle-Condominiums/137847212915336" target="_blank">homeowner testimonial campaign on Facebook</a> and Twitter, following in the footsteps of <strong>1521 Second&#8217;s</strong> <a href="http://www.1521second.com/testimonials.php#images/testimonial_terrill-kelley.jpg" target="_blank">elegant promotion</a>.</p>
<p>Ballard&#8217;s <a href="http://seattlecondosandlofts.com/2010/11/hjarta-condo-revamps-pricing-strategy"><strong>Hjarta Condominium</strong></a> hosted a broker&#8217;s open event on Wednesday drawing over 65 real estate brokers to celebrate its relaunch with Matrix Real Estate.  Hjarta&#8217;s current prices reflect significant reductions.</p>
<p><img src="http://seattlecondosandlofts.com/wp-content/uploads/2010/11/matrix-forecast.jpg" alt="" title="Matrix forecast image" width="274" height="52" class="alignleft size-full wp-image-6998" />Speaking of Matrix, they just released the results from their <a href="http://matrixforecast.com/about-matrix/market-news/staying-ahead" target="_blank"><strong>annual market survey</strong></a>. A few highlights from the 2010 survey include:  82% of respondents felt now is a good time to buy, though only 48% said they were considering buying within the next 24 months and 63% prefer to live in a denser close-in neighborhood with the ability to walk to amenities, but the majority preferred a single family house.  </p>
