You missed a few points about the location: street dead-ends into University Playground one block north (so low traffic), 2 blocks from Trader Joe's, 3 blocks from University Branch Library, 6 blocks from future Brooklyn Light Rail Station, and of course the U-District has insanely good transit service for outside of downtown.

You nailed one of the problems with Duncan -- "parents of students". some of us would love to buy a condo near campus, but our guess is that it will become student housing, with lots of turnover. The market does not support the idea of lots of first-time buyers in this complex, where the 2-bedroom units are quite highly priced.
