The additional fees won't appeal to many potential buyers. As far as a comparison to 1 Hotel, Lexas/Midby secured financing for Escala, Starwood Capital/Avalon didn't/couldn't for 1 Hotel. 1 Hotel also tried to sell a particular form of residential units (condotels) which isn't allowed under current city ordinance. I give it 5 months before people get tired of paying hoa dues for this. I doubt this will ever come to fruition. Why would someone move downtown...only to stay in to eat.
