[...] The Seattle median condo price rose modestly to $280,274 last month, up 3.8% over July. Compared to last August, it reflected a 9.6% dip. Throughout most of 2009, the year-over-year median price has been under 2008 levels, however, the gap has been steadily narrowing. Fortunately, median prices have essentially plateaued this year (see graph below) and we haven’t seen the wide swings as we did last year. [...]

It is nice to see that things are doing well there -- much better than in other places in the country. I agree with James, though -- the current Wall Street crises might shake things up a little and perhaps affect markets that escaped the worst of the housing bust. Let's hope for the best, though; strong markets like Seattle that are still growing may still escape without much harm.

Good to see that Seattle is not going the way California is. Out here in New Jersey we seem to be coming out of our long downturn, though all the mortgage and Wall Street problems are threatening to keep us down longer. Lehmen Brothers just let go of 1600 people without any notice and will probably fail this coming week. Then we wait and see who is next to fall.

These numbers could be expected, it seems like the Seattle condo market is holding up alright compared to a lot of (the majority) of other US large city real estate markets. Here in Tucson AZ we have seen price drops of over 305 in most areas and now homes, townhomes and condos are very inexpensive. A very nice gold condo or golf townhome on a golf course can be purchased for under $250k in most areas and some areas offer these for much less. We have seen a lot of Canadians scooping up all these properties for winter homes.
