		<description>Julie - I have two little dogs, and would walk them up 5th ave towards downtown if it is later in the evening, would not go through Pioneer square during the night, but otherwise PS is pleasant in the evening when it's still light, and walk down to the water. Also try Terrace Park, up Washington, again, if it's still light, park closes at dusk.</description>

		<description>I actually live in this building and alot of the criticism posted is bogus.  Yes the water in the garage was an issue.  Alot of work has gone into fixing it (you never know what will happen in the future).  Otherwise, the crime-overrated.  I walk everywhere at all times and although there are some sketchy people at times, it is downtown, Im not sure what you would expect.  Building is secure.  noise has never been a factor for me.  Overall, the location is better than you would imagine and the price is hard to beat.  I really enjoy living here.</description>

I am considering a condo in Tobira because they are affordable (not many of those around). Can I ask you a few questions? 

-Were the noise issues (busses, fire engines, etc) unbearable, annoying, or just average city noise? 
-In the summer did the western exposure make the units uncomfortably hot?
-Could you hear every move of the person above you? 

I know no building is perfect, and I am willing to put up with a few annoyances for the price, but I am looking for an honest voice regarding the extent to which these things affected your quality of life. Any other building quirks  or information you could point out would be appreciated.</description>

		<description>I used to live here before the conversion.  My husband always had concerns about the water seepage into the garage.  My apartment, post conversion, will cost $400,000+.  Definitely trying to make a silk purse from a sow's ear.  1 piece of advice...Wait until the new fire station across the street is completed before you consider living here. You might want to wait for the bus tunnel to open as well.  There are a lot buses using 5th Avenue while the tunnel is closed... 20 hours... every day.</description>
