The Gallery Condominium, Belltown’s newest project is gearing up for its long anticipated sales; over 1,500 people registered online through their official website.

Located at the corner of 2nd Avenue & Broad Street, Gallery is a concrete, steel and glass building that will feature 214 homes comprised of numerous floor plans to suit many different living styles: open floor plan, SkyLofts, flats, townhomes and penthouses.

Gallery is very reminiscent of the Brix Condo project on Capitol Hill in style, finishes and design. Gallery shares the same developer (Schnitzer Northwest), architect (Mithun) and interior designer (MNID) as Brix. However, Gallery features more floor plan choices, larger square footage, usable decks/balconies and more resident amenities.

Another comparable property is Vulcan’s Rollin Street Flats in terms of style & floor plans. Rollin’s, however, features more upscale finishes, green construction and a higher price point.

The project feature highlights include:

  • Four interior design themes – minimalist, modernist, expressionist and individualist.
  • A 7th floor lounge
  • A 2nd floor supper club
  • Fitness center and yoga studio
  • Two outdoor decks / entertainment areas
  • Fisher/Paykel refrigerator, Bosch diswasher and Frigidaire range & microwave.
  • Optional room divider ($6,000-$7,000) as seen in the model unit
  • Engineered hardwood floors and carpeting
  • Veneered cabinet finishes
  • Decks in many units
  • Concierge services
  • Expected HOA dues to be under $.50 / sq ft, which is on par with developments featuring similar amenities.

Please view this PDF for a complete list of features, amenities and options.

Gallery has altered the dates of its sales process slightly than what they previously emailed to their VIP buyers. Here’s a breakdown of the sales process:

  • A 5% earnest money down payment is required (less the $10,000 reservation deposit)
  • Buyers must provide a mortgage pre-approval letter from Gallery’s preferred lender, HomeStone Mortgage, at time of purchase. However, buyers may elect to obtain financing from their own lender.

Please view this PDF for preliminary price ranges, floor plan type and square footage.

  5. Janet says:

Are there still floor plans available?

  6. Ben_Kakimoto says:

Janet – there’s quite a number of units still available from studios, open one-bedroom, two-bedrooms to skylofts. You can contact Gallery directly or if you’d like buyer representation, our agents would be happy to assist. – Ben

I am a long time belltown resident and am looking to move into a new condo. would like to see floor plans for a one bedroom

  8. Ben_Kakimoto says:

Steve – Gallery has floor plans available on their website – http://www.liveatgallery.com

You can either filter by size/type or select a floor to view the available floor plans.

If you’re interested in other new condos, both Parc and Trio still have floor plan on their websites. However, they’re only showing floor plans for units for sale by the developer. Both Trio and Parc also have resales available (investor flips) but those floor plans will be harder to come by.

    Trio’s website is http://www.trioseattle.com
    Parc’s website is http://www.parcbelltown.com

  9. Ben (not THAT Ben) says:

    Ben –

I am new to condo buying and comparing Trio and Gallery, looking at their one bedroom open plans (both around 600 sqft + balcony) in lower $300k range. The finishes look/feel similar (did construction tour of Gallery two weeks ago), but I noticed big differences (besides # of units) and wondering why.

Trio is wood; Gallery steel/brick construction.
Trio has grate balconies (no solid flooring), Gallery has poured cement.
Trio has no gym, sauna, tanning and limited common areas; Gallery will have loads of perks

I guess, I am wondering if there is some method to easily compare these two buildings – I would buy either, but want to make sure I am not missing a big picture difference (other than # units)

BTW, the sound quality at Trio is great! On 6th floor overlooking Western, with sliding door shut, zero traffic noise except train horn). Inside Gallery, only construction noise could be heard above the 4th floor during a noon weekday visit.

Thanks for any comments, etc… Ben

In my opinion, Gallery would be the be the better option, for may of the items you brought up which will hold its value compared to Trio. It’s in a better location, steel and concrete construction, developed by Schnitzer West (Bravern, Brix, Equinox). Though, you’ll need to be on the 8th/9th floor to have Sound views. Trio was developed by Triad (NoMa, Regatta). Now, I’m not knocking Trio. In and of itself, it’s a good project, but it just doesn’t compare to Gallery in build quality and amenities.

On a side note, if you are considering Gallery, there are current pre-sale purchasers looking to assign their contracts and I can direct you to them or their agents. One agent let me know that their assignment seller is throwing in an $8000 divider/entertainment upgrade for free. It’s a 600 sq ft 4th floor unit on 2nd Ave. I don’t recall the price, but I can find out.

  11. Casey says:

I also have a unit I would like to assign from the Gallery – it is 2 bedroom unit on 7th floor east facing – 870sf…please contact me if interested – prices have gone up several times since I bought.
