In my opinion, Gallery would be the be the better option, for may of the items you brought up which will hold its value compared to Trio. It's in a better location, steel and concrete construction, developed by Schnitzer West (Bravern, Brix, Equinox). Though, you'll need to be on the 8th/9th floor to have Sound views. Trio was developed by Triad (NoMa, Regatta). Now, I'm not knocking Trio. In and of itself, it's a good project, but it just doesn't compare to Gallery in build quality and amenities.

On a side note, if you are considering Gallery, there are current pre-sale purchasers looking to assign their contracts and I can direct you to them or their agents. One agent let me know that their assignment seller is throwing in an $8000 divider/entertainment upgrade for free. It's a 600 sq ft 4th floor unit on 2nd Ave. I don't recall the price, but I can find out.

Ben -

I am new to condo buying and comparing Trio and Gallery, looking at their one bedroom open plans (both around 600 sqft + balcony) in lower $300k range. The finishes look/feel similar (did construction tour of Gallery two weeks ago), but I noticed big differences (besides # of units) and wondering why.

Trio is wood; Gallery steel/brick construction.
Trio has grate balconies (no solid flooring), Gallery has poured cement.
Trio has no gym, sauna, tanning and limited common areas; Gallery will have loads of perks

I guess, I am wondering if there is some method to easily compare these two buildings - I would buy either, but want to make sure I am not missing a big picture difference (other than # units)

BTW, the sound quality at Trio is great! On 6th floor overlooking Western, with sliding door shut, zero traffic noise except train horn). Inside Gallery, only construction noise could be heard above the 4th floor during a noon weekday visit.

Thanks for any comments, etc... Ben

Steve - Gallery has floor plans available on their website - www.liveatgallery.com

You can either filter by size/type or select a floor to view the available floor plans.

If you're interested in other new condos, both Parc and Trio still have floor plan on their websites. However, they're only showing floor plans for units for sale by the developer. Both Trio and Parc also have resales available (investor flips) but those floor plans will be harder to come by.

Trio's website is www.trioseattle.com
Parc's website is www.parcbelltown.com

Janet - there's quite a number of units still available from studios, open one-bedroom, two-bedrooms to skylofts. You can contact Gallery directly or if you'd like buyer representation, our agents would be happy to assist. - Ben
