    Here is a list of problems I had with 319 seller, builder (GMP Homes) and selling agent (E.K. Real-estate):

    I got rejected with my first reservation offer for the top floor. However the seller was more than willing to accept a reservation for a lower floor, even though I was pre-approved for each floor. Nice touch!

    Builder would not work with me to wire speakers throughout the unit

    Builder would not install a standing shower instead of tub.

    I asked builder not to install washer and dryer as they are the lowest GE models that can be purchased. Instead I asked them to leave it in my parking stall and I will remove it. They installed it a day later.

    The builder did not notify me of any fixture upgrades

    The builder did not notify me of hardwood floors upgrades for entire unit.

    My living room window is smaller than the rest of the living room building windows. This was never communicated to me by the selling agent.

    In all of the NorthWest 2 bedroom units, the builder installed a bathroom vanity in the second bath right next to the shower glass door. When the shower door opens it can only open 90 degrees. The builder had to remove the vanity and install a pedestal sink instead. This was a huge oversight in the drawings, yet no one saw the problem. Now no unit has storage in that bathroom.

    The builder installed regular toilets. Why not install low flow toilets to cut down on water usage.

    There was conflicting information between some tenants about the closing date and the moving in dates.

    and list goes on..

    In all I’m very disappointed of the service I have received for this project. I was sold in the very beginning about how the builder was willing to work with me “the customer”. I feel that this service was never provided and the attitude was take it or leave it.

    t19T – Thanks for sharing your experience with this project and I certainly sympathize with the hassles you had to deal with. I hope they will do better with the Trace Lofts projects.

    I purchased a condo in this building just recently when it was largely completed so I took it as I saw it without the options for upgrades. Overall, the quality of the building is very good and I did have it inspected by one of the top inspectors in Seattle. Also had it looked over by my architect nephew who has designed a lot condos. The building does offer a lot of positives. Great location. Smaller number of units make the building feel considerably less claustrophobic than many I’ve seen. It doesn’t have everything and there are always design mistakes in every project. It is too bad that the owner didn’t work with you better than he did and you were treated as your were regarding your reservation of the top unit. Doesn’t make sense to me how they could do that. I wonder if the ‘three19 tenant’ was represented by a realtor.
